This disclaimer explains what Maifang is, what it is not, and how you should treat the information on this website. Please read it carefully. Maifang is a free, independent New Zealand property information and matching service. We publish plain-English guidance about buying, selling and investing in property in New Zealand, and we help connect people with licensed local real estate professionals, mortgage advisers and lawyers. We are not a licensed real estate agency, we do not list or sell property, we do not act as an agent for any buyer or seller, and we do not hold client funds. Everything published on this site is general information only, current at the time of writing, and is not a substitute for professional advice tailored to your circumstances. By using this website you acknowledge and accept the points set out below.
What Maifang is and isn't
Maifang is an independent information and matching service. We exist to make buying and selling property in New Zealand easier to understand and to help you connect with the right licensed professionals, without you having to cold-call multiple agencies. What we do is publish general, plain-English explainers about the New Zealand property process, offer to arrange an indicative appraisal request, and match you with licensed local agents, mortgage advisers and lawyers, free and with no obligation. What we are not, and never claim to be, is a licensed real estate agency. We do not list properties for sale, we do not market or sell any property, we do not act as the real estate agent for any buyer or seller, we do not negotiate transactions, and we do not hold or handle client money or deposits. Any actual real estate agency work, financial advice or legal work is carried out by the independent, licensed professionals we may connect you with, under their own terms, their own professional obligations and their own regulatory oversight. References on this site to "our network", "local agents" or "the Maifang team" describe an independent brand and the licensed professionals we connect you with; they do not imply that Maifang itself holds any real estate, financial or legal licence.
General information, not personalised advice
All content on this website, including articles, guides, regional overviews, checklists, tools and frequently asked questions, is provided for general information purposes only. It is current at the time of writing, but property markets, laws, tax rules, lending requirements and government schemes change over time, and the information here may become out of date. Nothing on this site is, or should be relied on as, personalised real estate, legal, financial, tax or investment advice. We do not know your individual circumstances, and general information cannot account for them. Before you make any decision about buying, selling, financing or investing in property, you should obtain advice from an appropriately qualified and licensed professional who can consider your specific situation. To the fullest extent permitted by law, Maifang accepts no liability for any loss or damage arising from any reliance placed on the general information published on this site.
Appraisals and estimates are indicative only
Any appraisal, price guide, estimate or figure produced through Maifang, including anything generated by an online estimator or tool on this site, is indicative only and is provided for general information purposes. It is not a registered valuation, it is not a formal market appraisal carried out under the Real Estate Agents Act, and it is not binding on anyone. An indicative figure is a rough guide based on limited information and should never be treated as the price your property will sell for or the price you should pay for a home. The only reliable guide to value is a professional appraisal from a licensed local agent who has inspected your property and assessed genuine recent comparable sales, or, where required, a registered valuation from a qualified valuer. Always obtain a professional appraisal or valuation before making decisions that depend on a property's value.
Tax, legal and finance figures
Where this site refers to tax, legal or financial matters, including the bright-line test, ring-fencing of rental losses, GST, capital gains, loan-to-value (LVR) restrictions, deposit requirements, agent commission ranges, KiwiSaver first-home withdrawals, the First Home Loan and First Home Grant available through Kāinga Ora, the Overseas Investment Act rules for overseas buyers, healthy homes standards, or any similar topic, those references are general guidance current at the time of writing only. They are not a complete or definitive statement of the law or of any scheme's rules, and they are not advice about your situation. Rates, thresholds, eligibility criteria, time periods and rules change, and how they apply depends on your individual circumstances. You must confirm your own position with the appropriate authority or a suitably qualified professional, such as Inland Revenue (IRD), Kāinga Ora, a licensed mortgage adviser, an accountant, or a lawyer, before relying on any figure or rule mentioned here.
Connecting you with licensed professionals
Maifang may introduce or connect you with independent third-party professionals, such as licensed real estate agents, mortgage advisers and lawyers. These professionals are not employees or agents of Maifang. They are independent businesses responsible for their own services, their own advice, their own fees and their own compliance with the laws and professional standards that apply to them, including, for real estate agents, the Real Estate Agents Act 2008 and the oversight of the relevant regulator. While we aim to connect you with reputable, licensed local professionals, we do not provide their services ourselves, we do not supervise their work, and we are not responsible or liable for the advice they give, the services they provide, or the outcome of any dealings you have with them. Any engagement you enter into with a professional we connect you with is a matter solely between you and that professional, on their terms. We encourage you to satisfy yourself about any professional's licensing, experience and suitability before engaging them.
Your privacy
When you submit an enquiry, request an indicative appraisal, download a guide or otherwise contact us through this site, we collect the details you provide so that we can respond and, where relevant, connect you with the licensed local professionals who can help. There is no obligation when you make a request, and you can ask us to stop contacting you or to remove your details at any time by getting in touch. By submitting a request through this site you consent to us using and sharing your details for the purpose of responding to that request and arranging the connections you have asked for.
